Bratislava
Givent the lack of land for individual residential development in the greater centre of Bratislava, new family houses are currently being built mainly in suburban areas. The only exception is the project Parkville due to commence in near future. Parkville will be located in Vinohrady and consist of exceptionally luxurious houses.
In suburban areas of Bratislava and surrounding villages the development of new houses is rather intensive. These are mostly standard family houses designed for middle and upper class buyers, who seek an escape from the hectic city and more privacy in family friendly suburbs.
Older family houses are usually situated in the greater centre of the capital cities and luxurious residential parts of Koliba and Slavin. Older houses, whether luxurious or standard ones, offer an interesting investment opportunity specially due to lack of new houses in these areas and their popularity with the locals.
Towns and cities
Urban areas outside of Bratislava copy the situation in the capital city. New houses are being built in suburbs and buyers investing in these developments are looking for longterm solution of their housing situation.
Countryside
Development of new-built houses in countryside is mostly realised in close proximity to larger urban areas. Other than that, new developments are individual projects of local residents realising their own housing needs.
Interest in „second homes" in the countryside, popular in Czechoslovakia in 1970s and 1980s, has been rising again in recent years. Most popular are older properties in mountainous areas, cottages, historical timber-built houses and old town houses. The reconstruction of these houses is usually not done up to the level required for the houses with year-round residence. Investment into these properties can be very interesting in the long term, specially if the owners use it for their own recreation as well.
In general, the most of the Slovak countryside is mountainous and interesting for tourists for its natural and historical heritage and thermal spas.
Tourist areas of international importance
Houses in atractive tourist resorts are a separate category. The most favourite are houses in ski resorts. New built houses are of high quality and they meet requirements of highly demanding clients. Older properties are often in need of complex reconstruction to satisfy quality and luxury requirements of tourists in resorts of international importance. These houses are rented for short terms and they fulfil different purpose than houses designed for long-term habitation. If you are buying a property in tourist resorts it is necessary to check the availability of property management and rental services in the particular area.
