Financing of the purchase of the real estate by the mortgage is an everyday practice in Slovakia. Private buyers without a permanent address in Slovakia can get the mortgage. Some restrictions apply in this case. The top level of mortgage is limited to 70 % of the value of the property estimated by authorized surveyor after the registration of the property in the Land Registry. Clients without the permanent address in Slovakia will pay 0.5-1 % extra on interest.
New built developments are normally sold for the same price as the value stated by surveyors. There exists a possibility that the value of the property estimated by the surveyor will be lower than the actual market price. For the purposes of mortgaging banks always use the value stated by the surveyor.
