The opportunity has arisen to acquire a small mountain hotel with the capacity for up to 40 people. This large property is on the market for the equivalent price of a 2-bedroom high standard apartment in Bratislava.

The hotel / Chalet is situated at the heart of Central Europe in the village of Kraliky, Central Slovakia.

It is at the crossroads of communications in Slovakia, and near to the pretty, historical city of Banská Bystrica, the administrative centre of the region (pop 82,132).
Bratislava International airport is 2,5 h drive from the Chalet.

Kraliky and around

The village is an attractive tourist destination for Slovak and foreign tourists, 12 km from the town Banska Bystrica only. Kraliky is a traditional area of sport, relaxation and tourism. Surrounded by the Kremnica Mountains in the heart of the Central Europe it offers many
possibilities for recreation:

There are:

- Down hill ski slopes (pistes) 929 m above sea - very good for beginners and intermediates. There is also a children’s ski school, and ski instruction in English.

- Cross-country ski terrains –the area has extensive Nordic ski routes, and it’s even possible to ski all the way back to Banska Bystrica.
- Horse-riding in the summer
- Walking and hiking – the area has incredible views, and it’s possible to walk through forests and over mountain ridges to neighbouring towns and villages.

- By car (or bus) you can visit the historical towns in the central Slovak area, including Kremnica, sight of the royal Hungarian mint, and Banska Stiavnica, a UNESCO world heritage site. Also within easy reach is the Low Tatras mountain range, with its extensive network of resorts and ski-slopes.

- The area has huge potential for further development, as there is a new slope in development with additional ski lifts etc.

- In that area there is a permanent need for accommodation. The Chalet can be also refurbished for the weekend apartments.

Chata (the hotel)

The word ‘Chata’ may be translated as something close to ‘Swiss chalet’ or mountain cottage, and is a common name in Slovakia for mountain hotels and restaurants.

It offers accommodation for about 30-40 people. It currently attracts mainly family groups and school parties.

Arranged over three floors, it has a ski-room, large kitchen and dining room on the ground floor, a large lounge for guests on the first floor, and guest rooms for 2-3 people on the first and second floors. The Chata needs to be redecorated and have new furnishings, but is functionally sound.

Chata is situated in a secluded, wooded spot just beyond the top end of the village, and ten minutes walk from the foot of the ski slopes. It has parking space, a summer barbecue area, and surrounding land about 2,000 sqm. It is a freeland ownership.

Price: SKK 13,500,000 Slovak Crowns (approx. £365,000) including land.
